In most cases, no - you don’t need planning permission to install a Velux window in the UK, as long as it falls under “permitted development.”


That means:

  • It doesn’t sit higher than the roof’s highest point

  • It doesn’t project more than 150mm from the roof plane

  • It uses obscured glazing and is non-opening if facing a boundary



Do I need building regulations approval?


Yes - even if planning permission isn’t needed, your Velux window must meet building regs. That covers insulation, structural changes, and proper installation. When you choose a professional roofer (like us), we handle all of that as standard.



Does it matter if it’s a flat or pitched roof?


The rules are similar for both, but flat roof skylights often require more consideration around upstands, drainage, and thermal performance - so professional installation is even more important.
